Bailey Pageant full damp report & follow on repairs in Woolacombe
We were recently contacted by a customer who had noticed a damp wall panel and excessive black mould hidden behind a panel on the rear nearside lower wall of her Bailey Pageant caravan. Unfortunately, they hadn’t discovered the issue until they were ready to head back home from their holiday caravan at Little Roadway Campsite in Woolacombe.
They contacted us to see if we could carry out a full damp report of the caravan and identify the cause of the water ingress even though they wouldn’t be present. We undertake these jobs regularly as we understand that a lot of caravan owners leave their caravans on site or in storage in North Devon for holidays, so this wasn’t a problem.
Our Damp Report findings
We conducted our damp report and provided the owner with our 3 page report outlining our findings and various methods of repair and costs.
We found moisture reading in excess of 70% which would require and immediate repair to avoid major structural damage before she returned for the next holiday season. We identified the issue to be the roof strap where it joins the awning rail, the seal around the window and the caravan door.
As is always the case with this type of caravan repair, the sooner you can prevent the water ingress, the more cost effective it is to repair.
The repairs undertaken to prevent further damp
To prevent further damp issues, we decided that the roof strap would require removal, replacement of the mastic and refit. In addition, we would also need to reseal the window rail and the window seal with fresh mastic. The caravan is a 2004 model, so degradation of mastic is inevitable in exposed areas.
The caravan door also showed signs of water ingress. This was due to the top hinge dropping and the screws no longer holding the hinge to the aluminium surround. We removed the door, repaired and refixed the aluminium surround, the hinges and re-aligned everything.

Caravan wall damage caused by damp
Unfortunately, the damp (water ingress) meant that the wall panel would also require replacement and the surrounding areas treated for black mold. We treated all areas with algaecide and removed the lower wall panel. Once this section of the wall has dried out and shows negligible moisture readings we’ll look at replacing the wall panel and replacing any structural timbers.
Immediately addressing caravan damp issues
Fortunately, we were able to carry out these repairs in time to prevent them causing irreparable damage. Our customer can now look forward to many more holidays in Woolacombe and we also thank them for the kind Google review.
